Foncia's essential prerequisites for holiday rentals
The accommodation must comply with current standards and laws, particularly in terms of safety (swimming pool, bunk beds, electrical installations, etc.) and meet decency criteria (as defined by decree no. 2002-120 of 30 January 2002).
The essentials for renting
No place to live
The property must be in good general condition and ‘ready to move into’:
- The total living area must be over 18m² and over 6m² per occupant.
- The surface area of each bedroom must be greater than 6m².
- The floors, walls and ceilings are in good condition and clean.
- The furniture must be harmonious, in good condition and in sufficient number for the intended capacity.
- Beds must be comfortable (quality mattresses), clean, operational and protected by mattress covers (waterproofed cotton, not plasticised), with pillows changed regularly. Each bed must have its own duvet (preferably printed) or blanket.
- Beds are only counted in a room if there is at least 3m² of floor space per occupant (e.g. no more than 2 beds in a 6m² room).
- The equipment must be sufficient in number for the capacity of the accommodation, in line with modern standards (e.g. oven with microwave function), operational and clean, with their user manual for household appliances (and if possible their guarantee certificate).
- Storage space (wardrobes & shelves) is a minimum of 1m² per occupant for their personal use, with a minimum of 3 hangers per occupant.
- Other storage space must allow for the easy storage of all equipment made available to the hirer (crockery, etc.).
- Each room must have at least one socket and one or more lamps with a total wattage of 15W/m² or equivalent.
- The heating must provide a minimum temperature of 19°C per room.
- Hot water in sufficient quantity for the number of occupants (as a guide: minimum 25 litres per occupant). The water flow makes it easy and pleasant to use.
- The windows and doors are fully blacked out (e.g. double curtains, shutters, etc.).
- Tenants must be provided with a smoke detector.
- A television.
- Summer: as outdoor living is a sine qua non, the property must have a terrace, balcony, loggia or garden, with garden furniture in good condition.
- Heavy decoration (limit knick-knacks).
- Personal belongings not locked away.
- Carpets on walls or floors (except in bedrooms).
- Bolsters.
- Household linen.
- Feathers for pillows.
- A bath mat.
- Deep fryer.
- A telephone.

The exterior of the property must be satisfactory (facade and window frames in good condition; doors and windows that are sound, airtight and close properly). Parking must be available close to the property.
For summer
- If there is a garden, it must be well-tended and regularly maintained.
- Garden furniture (obligatory) must include a table and a sufficient number of chairs (in relation to the capacity of the house).
- Provide shade in summer: awnings, pergolas or blinds are preferable.
For winter
- Access to storage for all occupants’ ski equipment is essential (e.g. free ski locker).
Additional desirable features, the extras that make all the difference
- An enclosed garage.
- A cellar.
- A barbecue or electric grill (in properties with a garden and if authorised by the co-ownership regulations), chairs for relaxing (deckchairs / recliners).

What you need
- A table and chairs in sufficient number for the accommodation’s capacity.
- A modern television with at least TNT channels (with good reception) and a USB port.
- Storage space left free for the tenant.
- Sleeping accommodation (optional) must meet the specifications set out in the ‘essentials for renting a property’ section.
Desirable additional equipment, the extras that make all the difference
- A modern music system (e.g. a Bluetooth-enabled speaker).
- Foreign TV channels (English; German; Italian; Spanish).

The sleeping and storage areas must comply with the specifications set out in ‘Essential for letting a property’.
You will need
- A table and bedside lamp near the bed (x2 for a double bed).
Additional equipment that makes all the difference
- For double beds, prefer size 200 cm ×160 cm.

The sanitary facilities correspond to the accommodation’s capacity: one bathroom (or shower room) and one WC for every 6 occupants.
The sanitary facilities are clean and functional
- The taps are in good condition (no leaks; satisfactory flow).
- The bathrooms (or shower rooms) have functional storage space.
- The ventilation system is effective (ventilation unit, vents, etc.).
- The lighting allows easy reflection in the wall mirror (e.g. for shaving).
- The shower/tub seals are in good condition (not mouldy).
- The shower/bathtub walls are tiled.
- There is a small dustbin (closed).
- The toilet has a toilet seat in good condition (avoid wooden seats).

- Separate WC.
- Electric towel rail.
- Electric hairdryer.
- A mixer tap.
- Shower screen (or shower curtain, renewed and in good condition if no shower screen).

What you need
- A completely clean, grease-free kitchen area.
- Practical storage space for crockery and food.
- A closed rubbish bin.
- A hob with a minimum of 2 burners for up to 4 people and 4 burners for 5 people or more (avoid old-fashioned electric hobs; prefer glass-ceramic).
- Standard crockery (to make it easier to replace and avoid mismatching), at least twice the capacity of the accommodation.
- Kitchen utensils suited to the surface of the pots and pans (preferably bakelite).
- Household appliances that meet safety standards, are recent and in working order, with instructions for use.
- An oven with microwave function and hood.
- A refrigerator with sufficient capacity for the number of occupants, with a freezer compartment (preferably with 2 separate doors).
- A toaster.
- An electric coffee maker.

- A dishwasher.
- An oven in addition to the microwave, or ideally one that combines microwave and grill functions.
- An extractor hood (clean, with annual filter change).
- An electric kettle.
- A raclette machine.

What to expect
- A cleaning kit available to the tenant: basin; bucket with Spanish broom; broom; dustpan and brush; hoover; suitable cleaning products if necessary (e.g. for the ceramic hob).
- An ironing set: iron, ironing board and fleece.
- Clothesline (e.g. tancarville, tower or clothesline).
- An internet box.
Desirable additional equipment, the extras that make all the difference
- A washing machine (and if possible a laundry area).
- Access to relaxation and leisure facilities attached to the property: swimming pools complying with approved standards (NF P90-306; NF P90-308; NF P 90-309; NF P90-307), fitness facilities (jacuzzi, sauna, hammam), tennis courts, etc.
